  • Brokers Opinion of Value-(Online, in person or over the phone) It is best if we can take a look at your home to be more accurate. But depending on the home we can help with a range to get you started. Traditional online home evaluations are not accurate. The purpose of them is to capture you information so they can meet with you.

  • Notify you when properties like yours become active on the market- which helps you to know your competition.

  • Notify you when similar properties receive an accepted offer (Pending)- know what homes received offers instead of yours and..

Negotiations-Offers, Contracts and Paperwork

These details are very important. You don't want to leave this part to just any novice licensee just learning the ropes. Our experienced team will guide you through the process along the way. With over 37 years in the real estate business (Most of those as a Broker owner) has given us a little wisdom in the real estate business

  • Upon receiving an offer, we will prepare an itemized net sheet showing an estimation of your net proceeds after agreed upon closing costs

  • Negotiate and write all offers, counteroffers, addendums, and repair agreements in a professional manner to help accomplish your goals

  • Make sure all aspects of the transaction are clearly set forth in writing between both parties

  • Make sure all aspects of the transaction are completed in accordance to the purchase agreement and keep you informed along the way

  • Work to resolve any challenges that may arise

  • Order resale certificate if there is an active Home owners association

  • Make sure any VA or FHA offers have all the required documents

  • Make sure all require disclosures are include.

  • Schedule inspection if any

  • Negotiate any repair request

  • Help coordinate any contractors needed

  • Schedule As built survey if needed

  • Schedule appraisal if needed

  • Negotiate appraisal repairs

  • Order Home warranty if required

  • Schedule well/septic testing if needed

  • Review title report and insure you receive it to review

  • Schedule buyers final walk through

  • Submit and invoices received to be paid at closing

  • Schedule closing appointment

  • Review settlement statement

  • Coordinate transfer of Keys

  • Help coordinate transfer of keys

  • Be there for you if anything arises after closing

Here's what we ask of you

This is an understanding between you the seller and Discover Alaska Real Estate, LLC only

  • Agree to an exclusive right to sell listing agreement.

  • Refer any buyer through your efforts to us. We will do all the work.

  • Discover Alaska Real Estate is the only for sale sign posted on the property.

  • Do all reasonable safety, hazard items prior to closing. Especially if a VA or FHA type loan. This does not mean we can't negotiate these items...this is just an understanding we have upfront. We will negotiate on your behalf.

  • Pay all normal seller closing costs outlined by VA, FHA, or Conventional financing. We will include these on a seller's net sheet prior to listing and prior to accepting an offer. VA and FHA have specific closing cost the seller is required to pay. You will provide a net sheet upfront so you are not surprised later.

  • Follow through with anything agreed upon in the purchase and sale agreement.

  • Call or text whenever you feel the need. We will be happy to take the time necessary to answer all your questions.

  • Fully read and understand all contracts, forms, disclosures, etc. (paperwork). In the event, you do not understand anything in the paperwork, let us know so we can explain it to the best of our ability so you do understand. If we cannot explain it we will let you know and refer you to an expert who does. i.e. title company, lender, attorney, engineer, inspector, etc.
